Inevitably during the course of the conversation one of us utters something like, \u201cwell, if we sold the house, this landscaping project or that new office would increase the value.\u201d Truth be told, we both know better, and my recent research on this topic proves it.<\/p>\n<p>Some home improvements actually do reap real estate rewards, but not necessarily the ones you think. And none of them really pay for themselves.\u00a0 Even the most valuable updates generally only return 70-80% of their cost.<\/p>\n<p>Here\u2019s what I found when I searched for the most reasonable renovations and updates that actually make a difference when you sell your home. When I say reasonable, I mean less than $20,000 and ideally much less expensive than that. My hope is that it\u2019s also a doable renovation\u2014one that doesn\u2019t require you to move out of your home just to get it done.<\/p>\n<p>1). A sunny <b>bathroom <\/b> pays off.<br \/>\nEvery single list I\u2019ve ever reviewed suggests bathroom renovations are worth the effort when selling your home. The extent of the investment is relative to the condition of your home as well as your neighborhood values. If your toilet, bathroom sink, or tub are in questionable condition (i.e., cracking caulk or any griminess) then consider a repair. But as this <a href=\"http:\/\/www.realsimple.com\/home-organizing\/home-improvement\/renovations\/home-upgrades-payoff-00000000007049\/%20http:\/\/www.realsimple.com\/home-organizing\/home-improvement\/renovations\/home-upgrades-payoff-00000000007049\/\"><i>Real Simple<\/i><\/a> article notes, you don\u2019t necessarily need anything fancy. Just go classic and you\u2019ll get a better return. Even inexpensive bathroom updates as simple as fresh caulk, new paint, and new fixtures can be r<ins cite=\"mailto:Matt,Mary\" datetime=\"2014-04-16T13:46\">e<\/ins>ally valuable when selling your home.<\/p>\n<p><i>Remodeling Magazine\u2019s <\/i><a href=\"http:\/\/money.msn.com\/home-loans\/good-and-bad-renovations-for-your-homes-value\">2014 Cost vs. Value Report<\/a> says a bathroom remodel will return around 72.5% of the cost, which is a pretty good return.<\/p>\n<div id=\"attachment_228\" style=\"width: 258px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.mansfieldplumbing.com\/wp-content\/uploads\/2014\/05\/BrightBathroom_Blog-11.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-228\" class=\" wp-image-228\" title=\"Bright bathroom updates\" alt=\"Bathroom updates\" src=\"https:\/\/www.mansfieldplumbing.com\/wp-content\/uploads\/2014\/05\/BrightBathroom_Blog-11.jpg\" width=\"248\" height=\"248\" data-id=\"228\" \/><\/a><p id=\"caption-attachment-228\" class=\"wp-caption-text\">Bright bathroom updates include adding light and neutral tile.<\/p><\/div>\n<p>2). If you\u2019ve always wanted a <b>deck<\/b>, go ahead and get it!<\/p>\n<p>This one actually came up this year during our chat about the backyard, and I was pleasantly surprised to see that a wood deck has one of the higher returns of any renovation. At an average of $9,500, a wood deck returns around 87.4%. Composite decks are more expensive and, therefore, return less (74.3%). This is one of those home improvements everyone can get behind, especially now that it\u2019s grilling season.<\/p>\n<div id=\"attachment_229\" style=\"width: 210px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.mansfieldplumbing.com\/wp-content\/uploads\/2014\/05\/Deck_Blog-11.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-229\" class=\" wp-image-229\" alt=\"Deck_Blog 11\" src=\"https:\/\/www.mansfieldplumbing.com\/wp-content\/uploads\/2014\/05\/Deck_Blog-11-250x187.jpg\" width=\"200\" height=\"150\" data-id=\"229\" \/><\/a><p id=\"caption-attachment-229\" class=\"wp-caption-text\">Decks have one of the highest returns of any home improvement.<\/p><\/div>\n<p>3). There\u2019s a reason everyone ends up standing in the <b>kitchen<\/b>.<br \/>\nWe like food, we like drink. We like hanging out in the kitchen. And if your kitchen needs anything, go for it, but don\u2019t necessarily go wild. A minor kitchen remodel (avg $19K) has a higher percentage payoff (82.7%) than a $55K overhaul (74.2%). This means that updating with stainless appliances, granite counters, and a little fresh paint can really go a long way.<\/p>\n<p>4). Increase Your Home\u2019s Earth Appeal<br \/>\nThis is broad, I know, but it\u2019s all about the condition of your home. <a href=\"http:\/\/money.msn.com\/home-loans\/good-and-bad-renovations-for-your-homes-value\">MSN Money<\/a> says virtually any green upgrades will hook modern buyers. Green updates include anything from fresh insulation in the attic to new windows or HVAC. In general, consumers appreciate energy-saving work that\u2019s done before they move in, and they like knowing they\u2019re saving money with new windows, seals, etc. That said, if you\u2019re AC isn\u2019t in bad shape, you won\u2019t benefit from replacing it. So take a green look at your house and take care of easy things and necessities.<\/p>\n<p>5). Paint<br \/>\nYou\u2019d be surprised how quickly paint starts to get dull, even dingy. Both inside and outside, paint is a simple way to freshen things up. If you\u2019re selling, don\u2019t go wild with colors that other buyers may not like; <a href=\"http:\/\/www.diynetwork.com\/home-improvement\/10-investments-to-boost-your-homes-value\/index.html\">DIY Network<\/a> suggests choosing colors that brighten up your space.<\/p>\n<p>Just because I love this stuff, here\u2019s <i>Remodeling Magazine<\/i>\u2019s<i> <\/i>chart of returns on home improvements. I only include renovations\/repairs under $20,000.
